Our goal as a company is to be the very best in the industry by keeping up with the current knowledge and technology. We specialize in managing lease property for Investors and Trust and Probate Management. We currently manage a variety of single family homes, duplexes and multi-family apartment units.

1. Marketing your Lease

Our main advertisement of the lease is the Internet. We receive more calls from prospective tenants from Internet than any other form of advertising. We meet prospective tenants at the property.

 

2. Qualifying of The Tenant

Each prospective tenant must fill out a credit application and pay a screening fee. We run a credit report, unlawful detainer search, previous landlord report, and verify their employment. Once a prospective tenant has been approved we meet with them and go over what we expect of them. Our top priority is that they pay their lease on time and take good care of the property. We have found that explaining the responsibilities of being a leaser has been a very helpful in maintaining a good relationship with them and keeping your property in good condition. On move-in day we have the tenant fill out a move-in sheet noting any damage, provide a welcome letter with important information and contact numbers, have them sign a lease. A happy tenant is a long term tenant!

 

3. Monthly Management Services

Each month we collect the lease, handle tenant questions and problems, handle lease renewals, and schedule move-out walk through appointments We send out monthly statements to our owners with their checks less our management fee and maintenance costs. Owners usually receive their checks on the 10th of each month. We do periodic drive-bys of the property and schedule inspections of the interior on a walk through. These enable us to catch preventative maintenance problems as well as monitor the tenants are caring for the property.

                                                                 

                                                                    4. Fees

We charge a "rent up" fee (the fee to get your property leased) and a monthly management fee. Our lease up fee is half of the first month's lease, which is only charged at the time the property is leased. Our management fee is a percentage of the contracted monthly lease charged.
